About the job
As Director of Engineering you will be responsible for the following duties:
Operations / Property Management
- Develop an engineering operating strategy that is aligned with MANDARIN ORIENTAL’s business strategy and leads its execution.
- Champion change and ensure MANDARIN ORIENTAL and regional business initiatives are implemented and communicate follow-up actions to team as necessary.
- Ensure that regular, ongoing communication is happening in all areas of Engineering. Continually communicate a clear and consistent message regarding departmental goals to produce desired results.
- Identify key drivers of business success and keep team focused on the critical few to achieve results; ensure integration of departmental goals in game plans.
- Research and analyse new engineering products on the market, including introducing ideas to the leadership team to enable the property to remain competitive.
- Work with direct reports to review business in-house and troubleshoot potential challenges/conflicts.
- Encourage calculated risk -taking to overcome obstacles and deliver excellent service.
- Develop and implement a long -term plan for preventative maintenance and oversee execution of plans.
- Ensure the building is well maintained and operational areas have an atmosphere.
- that meets or exceeds resident expectations, maintaining a constant awareness of the Residences environment.
- Manage the physical plant including equipment, refrigeration, HVAC, plumbing, water treatment and electrical systems in accordance with MANDARIN ORIENTAL’s Standard.
Operating Procedures
- Develop specifications and requirements for service contracts and administer such contracts to support building needs.
- Prepare and submit reports required for water consumption, electricity and gas to the Financial Controller.
- Ensure compliance with Israel Government regulations.
- Oversee the distribution of preventive maintenance and repair work orders and monitor timeliness and quality of completion.
- Develop project plans in accordance with renovation or new construction needs.
- Contact contractors for bids, supervise construction to ensure timely completion of projects within budgetary guidelines.
- Manage parts and equipment inventory.
- Ensure building and equipment licenses, permits and certifications are current.
- Maintain property life safety systems (firefighting equipment, sprinkler systems and alarm systems).
- Ensure Tel Aviv Fire Brigade has complete understanding of all procedures, equipment and alarms.
- Communicate and ensure departmental and Residences emergency procedures are implemented and executed when necessary.
- Complete appropriate maintenance to ensure on-going appreciation of the asset.
- Manage and control heat, light and power and recommend current best methods for energy conservation and economical facility operations.
- Oversee and direct the maintenance of communal areas.
Resident Satisfaction
- Develop and lead the execution of MANDARIN ORIENTAL’s service initiatives in the Engineering department.
- Set expectations and hold the Engineering team accountable for demonstrating desired service behaviors, always ensuring the Residents’ needs are met or exceeded.
- Empower colleagues to provide an excellent service for Residents and establish guidelines so associates understand the expectations and parameters, including ensuring that associates receive on-going training to understand Resident expectations.
- Be highly visible with Residents on a regular basis to obtain feedback on quality of engineering services and overall satisfaction.
- Observe service behaviors of colleagues and provide feedback to individuals and/or managers; continuously focuses on improving service performance.
People & Culture
- Hire engineering team members who demonstrate strong functional expertise to meet the business needs of the operation.
- Create an appropriate development plan to develop the Chief Engineer based on their individual strengths, development needs, career aspirations and abilities.
- Set goals and expectations for direct reports using the performance review process and hold staff accountable for successful performance.
- Conduct annual performance appraisals with direct reports and coach the Engineering team by providing specific feedback to improve performance.
- Ensure service, technical skills and leadership training occurs throughout the department to support successful daily operations.
- Establish and maintain open, collaborative relationships with direct reports and entire engineering team and ensure direct reports do the same for their line colleagues.
- Ensure that regular on-going communication takes place throughout the engineering department to communicate daily operations activities, set expectations and create awareness of business objectives.
- Ensure associates are treated fairly and equitably; brings issues to the attention of People & Culture as necessary.
- Ensure Residences policies are administered fairly and consistently.
- Celebrate successes and publicly recognise the contributions of team members; ensure recognition occurs in all areas.
Financial Management
- Develop and manage Engineering budget.
- Review financial reports and statements to determine how Engineering is performing against budget.
- Work with the Chief Engineer to determine areas of concern and develop strategies to improve the department’s financial performance.
- Identify opportunities to create value by challenging existing processes, encouraging innovation and driving necessary changes.
- Ensure all technology related to procurement is implemented.
- Make recommendations for CAPEX funding of building projects and plant equipment and renovations in accordance with brand business strategy.
Other
- Act as the subject matter expert on building infrastructure and building systems issues.
- Be knowledgeable of all engineering related management contract requirements and ensure compliance with contract and reporting requirements.
- Perform other duties as assigned to meet business needs.
Health & Safety
- To be aware of, and comply with, safe working practices as laid down under the Relevant laws, as applicable to your place of work. This will include your awareness of any specific hazards at your property.
- To be aware of and comply with Fire and Building Safety legislation for high-rise residential buildings, including the need to achieve certification by the Building Regulator.
- To be aware of and comply with food safety acts.
- To wear any appropriate protective clothing provided by or recommended by the Hotel and Residences.
- To report any defects in the building, plant or equipment according to MANDARIN ORIENTAL procedures.
- To ensure any accidents to colleagues, guests or visitors are reported in accordance with Hotel and Residence procedures.
- To attend 6 monthly statutory fire training and to be fully conversant with and abide by all rules concerning fire, health & safety.
- To attend any training deemed appropriate by your Head of Department.
Any other reasonable request as required by your manager appropriate for this position and to comply with all the MANDARIN ORIENTAL policies and procedures.
As Director of Engineering, we expect from you:
- Proven experience managing engineering operations in luxury hospitality or large-scale facilities.
- Strong technical knowledge of HVAC, electrical, plumbing, and building maintenance systems.
- Excellent leadership and team management skills.
- Sound understanding of safety, environmental, and building regulations.
- Effective problem-solving and organizational abilities.
- Experience managing budgets and supplier relationships.
- Strong communication skills and ability to work cross-functionally.
- Flexibility to handle emergencies and work varied shifts.
- Fluency in English; other languages are advantageous.
- Degree or technical certification in Engineering, Facilities Management, or a related field.
